Serve as point of contact for all parties to the transaction including homebuyer,
mortgage, accounting and other areas within the title and settlement process. Handle
all aspects of settlement transactions including preparing HUD/ALTA statement,
preparation, and coordination of deeds, verifying accuracy of loan documents,
insurance documentation, seller statements and contract or sales agreement.
Obtaining signatures for closing transactions, explain all the documents executed as
needed and facilitate questions/answers between parties to the transaction. Review
and approve checks and/or wire transfers. Review final disbursements summary and
ledger upon completion of funding. Review escrow accounting reports and resolve any
outstanding checks or open file balance issues. Perform all other duties as assigned.
• Post-Closer/Auditor - Reviewing LLC’s, NOT’s, NOC’s, Titles and Mortgages and other
documents to ensure the information is correct on each document. Upload correct
documents to Simplifile and record the documents with the corresponding county.
Order the policies from fidelity and input policy numbers into the saved file on
Landtech. Ensure the policies have the correct information of the properties and
buyer’s name. Mail out policies to lenders and buyers. Cut and deposit checks into the
files.
Processing – In charge of opening new files and preparing them for closings. Ordering
title through Title Wave, Estoppels, Lien searches and Payoffs.
Reviewing title to make sure there are no outstanding liens. Preparing prelim CD’s and
reviewing them for closings.
